Finding the right home for you
We listen to your requirements and take a full brief and then carry out a comprehensive property search to find a home that suits you. We then arrange viewings at a mutual time to fit in with your schedule and through this ensure that you find the home you are looking for.
Having selected a property, we need you to complete a written application form to apply to rent the property. At this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc.
On application Bespoke Lettings charge an administration fee to cover the references and credits checks, producing the Tenancy Agreement and legal notices. Details of our administration fees.
Bespoke letting will take references on behalf of the landlord. Normally, this will include your employer, any former landlord and a character reference (must be from a none-family member). In addition a credit check will be undertaken.
Where a tenant is unable to meet the required income or credit checks, the tenant may be required to have a Guarantor.
Assured Shorthold Tenancy Agreement
You will be expected to enter into an Assured Shorthold Tenancy Agreement under Part 1 of the Housing Act 1988 and as an amended update Part 3 of the Housing Act 1996. These are for a minimum of 6 months but can be for a longer period, as agreed by both parties.
A deposit is required prior to occupation and is held to cover your obligations under the Tenancy Agreement. This is normally equal to 6 week’s rent, but may vary. At the end of the tenancy Bespoke Lettings or The Landlord will check the property in the presence of the tenant and assess any damages and deductions due.
This deposit will be protected in accordance with the Deposit Protection Service (DPS)
Rents are normally quoted on a calendar month basis and this will be fully detailed in your Shorthold Tenancy Agreement. In addition, the tenant is responsible (unless otherwise stated in your Tenancy Agreement) for Council Tax, Water Rates, Gas, Electricity and Telephone costs and all other outgoings.
Rents are payable by standing order (unless alternative arrangements are agreed in advance) to the Bespoke Lettings Client Account. This is monthly in advance, with the first month’s rent due before taking occupation of the premises.
